A vision for a new parkland

Our Vision
This website sets out Fermor Holdings’ early, emerging vision for Towcester Parklands, a collection of small new neighbourhoods at Towcester Racecourse and land on the southern edge of the town. We are at a very early stage, but the aspiration is to create a new community centred around parkland and leisure, shaped with local input and delivering long-lasting community benefits.
A transformative but sensitive vision
At the heart of our vision is the reinstatement of 158 acres of historic parkland to be linked to the Watermeadows and Towcester and to be open to the public. It is our vision that this area will form a focal point for community life in Towcester.
Our key aspiration is to:
- Open up land at the racecourse area for community benefit and public enjoyment,
- Reflect and celebrate Towcester’s heritage in doing so,
- Create places and infrastructure that serve existing residents as well as future generations, such as by providing a bandstand and footpaths,
- Ensure that the former use of the land, as a racecourse, remains easily recognisable.
Other aspirations include:
- Providing a new secondary and primary school
- The creation of an innovation district and artisan workspaces
- A new local centre to a health centre and other community facilities so that residents can meet all of their daily needs
- Providing housing for all generations
- Contribute to addressing the pressure on local housing by delivering a range of dwellings including affordable units and homes for all life-stages.
- Delivering a forest school facility
The Fermor-Hesketh family have owned land in and around Towcester for around 500 years.
We continuously invest in land and property with the future in mind with a commitment to doing things the right way. Towcester Parklands is a unique opportunity to deliver quality housing and a lasting legacy with public benefits that can be enjoyed for generations to come.

Towcester Parklands is a vision for a thriving, sustainable community featuring important social facilities such as secondary and primary schools and a medical centre. It will also serve as an inviting place to enjoy the racecourse’s historic environment, to stop for a coffee or spend time connecting with friends and family outdoors.
